Sunway Management Responds on Resident Queries for Opal Damansara

We thank you for your feedback and appended below our replies

1. Intercom & Door Access Button At Lift Lobby Glass Area
Residents Suggestion: Suggestion to put Intercoms at the Lift Lobby Glass Area so that any vistiors can call directly to the Residents in their units. And the Residents just need to press a Button on the Intercom in their home unit and the Glass Door opens downstairs.

Sunway Response: For security purpose, all visitors are first screened at the Guardhouse. The Guard will then intercom the owners.
Second level of security is at the lift lobby where the residents are required to come down to the lobby to allow access for their visitors.

Intercom & Door Access Button at the lift lobby glass area is not recommended due to the following reasons:

a. Disturbance to owners if someone play with the intercom for no intended purpose.
b. Owners may accidentally press the door access button and the lift door at the lobby will open and cause breach of security.
c. Some owners may also claim breach of security if owners can allow access to the lift lobby without coming down to bring in the visitors.
d. Irresponsible intruders may use intercom to test presence of owners for criminal activities.


2. Lock Fire Exit at Ground Floor (access from outside).
Residents Suggestion:
Why have Secure Proximity Cards at Lift Lobby, when anyone can walk up the Fire Exit to the Condo.


Sunway Response: We have rectified this and it is no longer accessible from outside.



3. Centralised Water Filter
Residents Suggestion:
A suggestion was made to have a Centralized Water Filter so that water for drinking, washing food, cleaning and bathing would be always clean and healthy.

Sunway Response: Our consultant is evaluating this installation for us to decide if we have the budget and whether there are other constraints.



4. Proximity Card Reader by Main Entrance/Exit
Residents Suggestion: To ensure that the Card Reader can read the Access Cards thru the Car's Glass windows. So that when it rains, there's no need to wind down the window and get wet

Sunway Response: The design reading distance is 60 cm and we are in the midst of adjusting the card reader to facilitate easy reading.


5. Grill at Balcony
Residents Suggestion:
Apparently there was a rule that the Grill must be placed inside the Condo, rather than outside the Balcony Glass Door. Would like to suggest that the exception be made to put the Grill outside the Balcony Glass door.

Sunway Response: Grille is placed inside the Condo unit rather than outside of the balcony glass door to preserve the aesthetic façade of the Condo.
