LRT in Kota Damansara - Cheras

More than a million Klang Valley residents stand to benefit from the extension and new light rail transit lines announced in Budget 2009, a three-fold increase from current levels.

Syarikat Prasarana Negara Berhad (SPNB) said with the new level of public transport usage, the country could save as much as RM3bil in fuel costs.

The construction of a new 42km Kota Damansara-Cheras LRT line as well as extensions to the Kelana Jaya and Ampang LRT lines were announced as part of measures to develop public transport under the Budget.

Other measures include the purchase of more trains and buses.

The initiatives will cost a total of RM35bil.

SPNB chief executive officer, Shaipudin Shah Harun, said the first train from the 35 trains that were ordered for the Kelana Jaya LRT line would be operational by September next year.

Speaking to reporters at a special post-budget briefing yesterday, Shaipudin said all the trains, which were ordered in 2006, would be ready by 2011 while the 15km extensions to the Kelana Jaya and Ampang lines would also be ready at about the same time.

“The extensions are now at the detailed design stage and we need about a year for land acquisition,” he said.

Shaipudin said the detailed design stage for the new 42km Kota Damansara-Cheras line would happen by the second quarter of next year adding that this new line would have 32 stations, five of which would be underground.

Condo officials ignorant of their rights

MANY officials of joint management bodies (JMBs) of high-rise apartments and condominiums have no idea about the provisions of the Building and Common Property (Management and Maintenance) Act 2007 and are often unclear about their rights under the act, according to Subang Jaya assemblyman Hannah Yeoh.

Yeoh said she observed this when dealing with the JMBs in the Subang Jaya municipality, who had come to seek her advice on management problems.

“When it comes to high-density units, the JMBs have no experience managing the building,” she said.

“Despite attending training sessions organised by the Subang Jaya Municipal Council (MPSJ), many JMB officials still do not fully understand the rules and regulations involved,” she said.

“The JMB officials are still vague over their powers and there have been cases where their water and electricity supply are cut due to unpaid arrears by developers,” Yeoh said.

She said this was why she had conducted the recent JMB session in Bahasa Malaysia for the JMB representatives of Angsana Apartments in USJ 1 at the nearby Tabika Kemas to help them understand.

For the session, Yeoh also took along Mak Khuin Weng and Tengku Nazaruddin Zainudin who are familiar with issues related to condomiums and high-rise living.

“Mak and Nazaruddin have been giving talks and advising people in the Klang Valley on the JMBs. Hence, I asked their help to look into the JMBs woes of Angsana Apartments,” she said.

According to Angsana JMB Block C and E chairman Hazlan Omar, he only has a photocopy of the certificate of establishment issued by the MPSJ in March.

Mak said a photocopy was not good enough and the original certificate was required for the JMB to open a bank account.

“You need to either get the original certificate from the MPSJ or the developer,” he told the JMB committee.

“After that, you will need to write a letter to the developer to obtain the current set of accounts, and then get a list of house owners. Without the list, you won’t be able to do your maintenance collection later on as you would not know who has paid and who has not,” Mak said.

The Angsana has eight blocks of apartments managed by four JMBs.

Currently, each apartment pays RM35 a month to the developer as maintenance fee.

Mak suggested that the JMB officials buy a copy of Building and Common Property Act guidebook, which costs only RM15 each, to read up on building management.

According to Yeoh, the original certificate is issued by the commissioner of building (CoB). The MPSJ president and all other local council presidents and city mayors are the de facto CoBs of their respective municipalities.

“I will raise the JMB issue at the next state assembly sitting so that the people will know where to go when faced with problems,” she said.

Yeoh said at the Angsana. there were many tenants, including foreigners and it was difficult to trace the owners of these rented units.

“Moreover, their public hall has been occupied by a political party so they have no place to meet,” she said.

Controversial Carrefour Hypermarket in Kota Damansara

THE decision on the controversial hypermarket project in Kota Damansara is expected to be made during this week’s meeting of the Selangor state executive council.

Mentri Besar Tan Sri Abdul Abdul Khalid had said last Friday that he would need a week to make a thorough study on the matter before making a decision.

Khalid chaired a closed-door meeting between the Selangor executive council action committee and the parties concerned at the Selangor State secretariat complex in Shah Alam last Friday.

Those present were representatives of the Kota Damansara residents, Petaling Jaya City Council (MBPJ) officials, Carrefour company representatives, Subang MP R. Sivarasa and Kota Damansara state assemblyman Dr Nasir Hashim.

According to Sivarasa, Khalid had said he needed a week to discuss the matter further before making the decision.

“We feel that we should be able to resolve the issue and it is possible not to have the hypermarket there as long as the state government can find an alternative site for it.

“I am sure it can be done,” Sivarasa said.

The residents of Section 11 in Kota Damansara and the surrounding area are opposed to the construction of the hypermarket in their neighbourhood.

Several meetings had been held between the parties involved but no concrete agreement has been reached.

The parties then decided to take the case to the state exco action committee.

The residents want the project to be relocated elsewhere as they are concerned over density, traffic and safety of the people once the building is completed.

“The area is zoned for commercial use to cater for the local residents.

“It is designed for those two-storey shophouses but then suddenly a hypermarket is going to be built there. We felt violated,” Kota Damansara resident Vincent Chee said.

“A new hypermarket is not needed in the area as we already have several hypermarkets (Giant and Tesco) nearby,” he said.

We received a notice from TNB yesterday stating that the entire Opal Damansara Condo will be experiencing a Power Cut from 10am to 2pm on 13 August, next Wednesday.
I wonder if our elevators will still be functioning? Hmmm... pity those on the high floors if they are not!

Design Approach
In order to comply with the design brief, the hypermarket is elevated with its parking floors located at the ground floor. The trading area; i.e. its hypermarket is approximately 90,000 sq ft (with a mezzanine floor). The rest of the built up area is provided for the shopping mall at the parking level and hypermarket level.

As the hypermarket is located next to a busy highway, we design to expressed the facade of the mall using glass with clear modern. The corporate colours are used on the facade of the building in order for the building to be identifiable from a distance.



Giant Kota Damansara is designed with an array of customer friendly features to enhance the entire shopping experience redefining today’s modern retail.

The area has 350,000 populations in 70,000 households. It is only 8 minutes drive Jalan Duta and 20 minutes to Kuala Lumpur.

Residents all out to stop hypermarket project

AMID chants of protest against the construction of a new hypermarket, labourers continued their work as usual.

About 100 Kota Damansara residents gathered at the construction site in Kota Damansara recently to protest against the project, as it would affect their daily life.


Speaking out: Some of the residents carrying placards and banners against the construction work.

Residents from D’Villa Avenue, D’Villa Botany, Gugusan Dedap, Bayu Damansara, R. T. Seri Utama (Section 5) and Damansara Emas picketed and shouted at lorries carrying construction materials into the site.

According to Gugusan Dedap Residents Association representative Zamaruddin Zainuddin, the land was initially approved for the development of 30 double-storey shophouses.

However, the Selangor Development Corporation (PKNS) converted the original plan to a hypermarket and construction began last December.

“The location is inappropriate for a hypermarket, as it is near a primary school and surrounded by residential areas.

“Schoolchildren would be expo- sed to all kinds of negative influences, which would lead to absenteeism, truancy and many other social problems,” Zamaruddin said, adding that most children from Gugusan Dedap walked and cycled to the school.


Unpopular: The project has drawn the ire of residents from several nearby neighbourhoods.

Another R.T. Seri Utama (Section 5) representative Simon Lau said once the hypermarket began operations, it would subject the residents to endless traffic congestion.

Meanwhile, parents have complained that their daughters were teased and disturbed by some of the foreign labourers living at the site.

Kota Damansara MP Dr Mohd Nasir Hashim said the protest had shown that Kota Damasara residents were sensitive to and aware of issues involving them.


Ras Adiba: We also have workers on duty at all times to monitor lorries entering and leaving the site.

“We have reported the matter to the Petaling Jaya City Council (MBPJ) and they will issue a stop-work order to the developer.

“Besides, they also went against MBPJ rules that prohibit work from being carried out on weekends,” he said.

Developer Magnificient Diagraph Sdn Bhd public relations and corporate social responsibility director Ras Adiba Radzi said the company had discussed the matter with MBPJ and reached an agreement concerning the residents’ grouses two weeks ago.

“We also have workers on duty at all times to monitor the lorries entering and leaving the construction site,” she said, adding that it would be better to have a meeting with the residents.

Petaling Jaya mayor Datuk Roslan Sakiman held a meeting with the town planners to discuss the various factors of concern in the building of the new hypermarket in the area.

“We have conducted the meeting and are waiting for the final reports from the planners on the next course of action,” a MBPJ spokesman said.

Kota Damansara Hospitals come under Fire

TWO private hospitals located in Kota Damansara have come under fire from the residents and the business community in the area.

Residents and businessmen claim that the location of the two hospitals would only add to the traffic situation in the township.

One of the hospitals, which have begun ground clearing works, is located on a piece of land adjacent to the Giant hypermarket along Jalan PJU 5/26, next to the Dataran Sunway commercial centre.

Gugusan Dedap residents' association president Zamarudin Zainudin said a hospital should not be built within a commercial area that was prone to traffic congestion.






“Emergency vehicles would have problems getting into the area,” he said.

MBPJ Town Planning Department director Sharipah Marhaini Syed Ali said the hospital must submit a fresh application for approval to the council.

“When the initial building plans were approved, there were no objections from the the Selangor Development Corporation (PKNS), the owner of the neighbouring plots. Since residents are now complaining, we have rejected the building plans. They would have to do a comprehensive traffic study and resubmit plans,” she said.

Meanwhile, there are mixed reactions from business operators at Dataran Sunway about the opening of another specialist centre in the area.

The location of the four-block medical centre, occupying the corner lots of the commercial building along Jalan PJU 5/6, opposite The Strand, is said to be not conducive due to the high traffic volume anticipated in area after the opening of the Giant hypermarket.

A businessman who owns several shoplots in the area said due to the anticipated high traffic, it would be difficult for emergency vehicles to gain access to the area.

However, there are others who think otherwise.

Lee Hui Seng said the specialist centre provided medical facility for the residents.

He said Kota Damansara residents needed medical facilities, as the only hospital in the vicinity was the Tropicana Medical Centre, located next to the Segi College.

“But that is a big hospital with ambulance facilities whereas this specialist centre is for outpatient treatments,” he said.

He added the specialist centre would not add to the anticipated traffic jam in the area as unlike shopping malls, people do not visit hospitals everyday.

“Besides, the specialist centre would only generate more business to the area.

“People should view it as a life-saving subject and not as a bad omen,” he said.

Sharipah said the building plans for the specialist centre has been approved.

We received a new notice today that our Intercom System in Opal is fixed! YAY!!

And if your Intercom System is not functioning, you're to report it to the Management Office at 603 7880 4528.

And with regards to the Access Cards to the Main Entrance & Carpark, apparently its still being repaired. And we'll be updated soon.

There will be a new Service Desk operated by Sunway Damansara for all Residents of Opal Damansara on each alternate Saturdays for 3 months.

Objective : For residents to address issues on house defects and rectification works.

Rectification Works - Swimming Pool & Walkway



Yups, we received a second notice informing us residents that the Pool will be delayed until 15 April and the Walkway until 12 April 2008.

Here's a brief update based on the the walkaround we did today around the Opal facilities.

The entire pool is cordoned off with red and white strips.

Today, the pool was extremely DRY.

All the water has been sucked out and rectifcation was done.

Rectangular tiles that run alongside the pool has been changed.

You can see the coloring of the new tiles. The old and broken

ones were used as "weight" for the red/white cones.

Suprisingly a box of TILES for the pool was left by the poolside.

Guess the workers forgot about it.

The walkaway from the Carpark to Block A & B are also

undergoing some rectification.

The White & Black pebbles have all been removed.

In replacement, we can see cement being poured into the fillings.

Work is still not completed yet. Doubt that they can

finish the work by tomorrow, 12 April (as per the notice)

Lot of "fillings" are still empty and without cement.

I hope the steps on the walkway will be flatten too

so that you can walk straight and uninterrupted.

And it will be much easier to navigate a pram, a wheelchair,

a trolley or even a shopping basket. Let's see what comes out at the end.

Swimming Pool CLOSED 3 - 10 April 2008

Oh No!! The pool will be "out of order" for one week, starting tomorrow 3 April until 10 April (next Thursday).

The notice states that the Opal Management is doing rectification works on the pool and hope to open the pool before the 10th of April 2008.

So chill everyone .... no swimming for a week :(

Astro Satelite TV Fixed in Opal


There were numerous complaints on the bad transmission or no transmission from the Astro Satelite and Local TV channels since last weekend.

The latest notice that came up yesterday was the assurance that the SMATV System for Opal Damansara has since been fixed and that residents should not encounter any more problems with their TV & Satelite Channels.

Lion Dance in Opal Damansara on 13 Feb 2008

This is coool Chinese New Year celebration!!

There will be a Lion Dance performance at Opal Damansara next Wednesday - 13 February 2008 at 4pm!!

Pity about the timing though, for those at work they would miss it!!

It will be held at the Swimming Pool area, and the Lion will be dancing its way to the Guard House, Main Lift Lobbies of Block A and Block B!!

No Throwing Rubbish!!

Whoops was rather embarassing to read this notice yesterday from Opal Management.

I wonder why people would do it? To throw rubbish off their balconies? Cos in the end it would either litter the balcony below or the floor/compound area of Opal Damansara. In the end we all live in this place and should be responsible to take care and ensure that our place of residence is always kept clean of all debris and rubbish!

Anyway ... i hope we don't need to receive any more notice like the one below again! Shy-only!!

Lightings & Timing at Opal Damansara

We just received anotice from the Management of Opal asking the residents for the best time to swtich on and switch off the lights to minimize electricity consumption and thus conserve energy.

We googled four times trying to find a decent map of Opal Damansara. All the ones that was featured on the internet, were either to small, or out dated.

I'm sure many of you who invite friends to your place, often have that question... "Where ah?", "How to Get There?"

Covered Car Parks for Block B

First of all don't be upset if any of your visitors complaint why they can't park their cars inside the Visitors Car Park, despite seeing empty lots.

The guards have told us that the Visitors Car Parks have been allocated for Residents of Block B, cos their original car parks are undergoing renovation.

If you come to Opal Damansara recently, you would have seen the red/white tape
barring people from parking at the Open Air car park next to Block B (next to the badminton court)

The contractors are doing work to errect up new covered car parks for this area.
So bear with the renovation progress for the time being until its all fixed. Therefore
there will be limited visitor's car park until its all done.

Work Update on the GREEN behind Opal

We see lots of work going on behind Opal Damansara. Ever since our last post we have seen excavators moving over the elevated piece of land and ensuring that the sand embankment is firm and strong.

HOWEVER

During a big thunderstorm (like last Sat - 13 Jan)

You can see the water from the roads and drainage filling up the

drain and almost coming to the top of embankment!

Of course its much better than before, and the water stops at that level!

Let's hope that the embankment holds and the water is channeled out of that

area as fast as the water comes pouring in!

Dirty Kid's Pool

Sigh we were rather unhappy & disappointed on Wednesday when we went to the Kids Pool!

Our kids were swimming in the pool when we realized it was really really dirty. We brought it up to Opal Management, and Mala informed us that the pool was just cleaned the day before! Mala was prompt and said she will follow up with the person in charge...

Guess the cleaning was not thorough!

There were lots of remnants of bits and pieces of "errr things" at the base of the pool.

The other thing that my wife observed was that she saw Contractors washing their

hands and legs in the kids pool!! Sigh!!

So if any of you residents catch that act .. pls help tell them to wash themselves

in the toilet and not in our swimming pool.

At the steps of the Kids pool, you can also see how dirty it is.

There's even fungus growing all around the steps! Sigh ... i think the pool

needs a big scrub down and the maintenance of the pools needs to be better managed!

No Electricity on 17 Jan - Thursday


We have just received a notification that there will be NO Electricity next Thursday on 17 January 2008 from 10am to 12.30pm.
The reason for the Electricity outage is on Simulation Tests.
So take note that apart from no power in the house, the elevators will not be working as well.
So make sure you plan your schedule that day AROUND IT!
